Frequently Asked Questions (FAQ)
How long does a home inspection take?
A standard home inspection usually takes about 2 ½ hours to complete, but this can vary based on the property’s size and complexity.
Can a home inspection uncover hidden issues?
Yes, a home inspection, especially when combined with thermal imaging, can reveal hidden issues such as moisture problems, insulation gaps, and electrical hotspots that may not be visible to the naked eye.
What are your inspectors' qualifications?
Our inspectors are graduates of the CarsonDunlop Home Inspection Training Program. All were hired for their excellent communication skills and their hands-on experience. Our inspectors also keep their skills current with continuing education programs both through the company and on their own.
Is a home inspection the same as an appraisal?
No, a home inspection and an appraisal serve different purposes. A home inspection evaluates the property’s condition, while an appraisal determines its market value. Both may be necessary when buying or selling a home.
What is a home inspection, and why do I need one?
A home inspection is a thorough examination of a property’s condition, including its structure, systems, and components. It’s crucial to understand the condition of the property before buying or selling to make informed decisions and identify any potential issues.
Do you offer a warranty on the house?
A home inspection is a professional opinion based on less-than-complete information. It’s a little like getting a check-up from your doctor: It improves your odds of good health but there is no guarantee or warranty.
Some problems can only be discovered by living in a house – they cannot be discovered during a home inspection. For example, some shower stalls leak when people use the shower but don’t leak when you simply turn on the shower. Some roofs and basements only leak when specific weather conditions exist. Some problems will only be discovered when carpets are lifted, furniture is moved or finishes are removed. As such, we cannot and do not offer a warranty on the house.
Home warranty programs are available from others. We would be happy to help you contact a warranty company.
Do I need to get additional inspections, like a Pre-Listing Inspection or Pre-Offer Consultation?
Additional inspections, like a Pre-Listing Inspection or Pre-Offer Consultation, can be valuable in specific situations. The Pre-Listing Inspection helps sellers prepare their property for sale, while the Pre-Offer Consultation provides a quick assessment for buyers before making an offer.
How much does a home inspection cost?
The typical cost of a home inspection ranges from $600 to $700. Keep in mind that prices may vary depending on the location, size, and type of property being inspected.
Can I attend the home inspection?
Yes, we strongly encourage clients to attend the inspection. It’s an opportunity to walk through the property with the inspector, ask questions, and gain a better understanding of the property’s condition.
What does a home inspection cover?
A home inspection typically covers the property’s major systems and components, including the roof, exterior, interior, plumbing, electrical, heating, cooling, insulation, and ventilation. We also offer additional services like thermal imaging to detect hidden issues.
How soon will I receive the inspection report?
You will typically receive the inspection report via email within 24 to 48 hours after the inspection. The report includes detailed findings, recommendations, and, in some cases, a summary page with a QR code for quick access to the full report.
Should I bring my family members or children to the inspection?
We recommend leaving additional family members and children at home during the inspection. The process can be detailed and may not be suitable for young children. This allows you to focus on the inspection without distractions.
If it's really bad, will you tell us not to buy the house?
No. Our goal is to report on the condition of the house, indicating potential repairs and expenses. Ultimately, it is your decision as to whether or not you buy the house. The home inspection is very important but it is only one piece of the puzzle. Only you know all of the factors at play.
